Co-ownership share
The percentage of the whole building that a single unit legally owns.
Every unit in a condominium owns a fraction of the common parts — the land, the structure, the roof, the lifts. That fraction is called the co-ownership share and it drives both charges and votes. It's fixed in the founding deed and only changes if the physical property changes.
